How Long Does an Asphalt Driveway Last in New Jersey?

A properly built asphalt driveway in northern New Jersey should give you 20 to 30 years. Whether you land at the top or bottom of that range comes down to four things: base depth, drainage, sealcoating discipline and how much weight you park on it.

What actually determines lifespan

Base thickness matters more than asphalt thickness. A 3" mat over 4" of well-compacted quarry blend will outlive a 4" mat over bare soil every time. Drainage is second: standing water saturates the base, and freeze-thaw cycles then pump the pavement apart from underneath.

A realistic maintenance timeline

Year 1: no sealcoating, let the mix cure. Year 1-2: first sealcoat. Every 2-4 years after: reseal. Annually: fill any crack wider than a quarter inch. Year 15-20: consider an overlay. Year 25-30: plan reconstruction.

Signs you are near the end

Alligator cracking across large areas, potholes that return after patching, edges crumbling more than a few inches inward, and areas that hold water for hours after rain all point to base failure rather than surface wear.
